The Emergencies We Attend in Bronte
Burst Pipes in Period Homes & Knockdown-Rebuilds
Bronte has been in existence since the 1830s and its architecture reflects this: there are large California bungalows, Federation and Gothic buildings, and Art Deco apartments. But Bronte is also one of the fastest-changing suburbs in Sydney: an ‘original’ home is hard to find, as major home renovations and even knockdown rebuilds are becoming common. This combination forms a specific profile of emergency. Period houses that have original copper and galvanised pipework are 80 to 100 years old, and corroding from the inside and out because of the salty air off the beaches. In the meantime, recent renovations and rebuilds have brought modern plumbing into contact with aged underground pipe, sometimes revealing old plumbing under brand new finishes. The median house value in Bronte is now more than $5 million, and the cost of water damage to a renovated or ‘heritage’ home is very high. A Suncorp report estimated about 1 in 10 water damage claims on homes involve burst flexi hoses, averaging $27,500 per claim, and Bronte can see much more than that. Prompt response, isolation of the supply and repair or replacement with materials suited to the coastal environment.
No Hot Water
When hot water goes out in Bronte’s vintage homes, rebuilds and beachfront apartments, it’s a sudden loss of comfort. We carry standard parts for Rheem, Rinnai, Dux and Aquamax and solve the majority of problems on the first visit. Plan for hot water repairs in Bronte.
Flooding & Stormwater in the Bronte Gully Catchment
This is the most notable emergency risk in Bronte. The suburb developed around a steep wooded gully (historically Ebsworth Glen) that runs down between houses on either side to Bronte Beach. The whole valley is a natural stormwater catchment, and on heavy rain days the water flows swiftly from the hillside down through the gully to the beach. The inundation, backed-up drains and flooding when the system is overwhelmed is a real threat to properties on the valley floor and lower slopes. We respond to stormwater flooding, have pumping and extraction equipment to deal with it, and we understand how water flows through this catchment.
Gas Leaks
When you smell gas, evacuate the area immediately. Don’t use light switches or power points. Once safely out, call the gas emergency line on 1800 427 532, then call us on 1300 026 452. We are licensed and fully trained NSW gas fitters with gas leak detection equipment. Original gas fittings can leak in the salt air of Bronte’s older homes, and this risk should not be ignored.
Storm & Ocean Exposure Damage
Bronte Beach is east facing and exposed to swell from any direction, while the surrounding headlands and hillsides are exposed to ocean storms and southerly busters. Steep valley sides mean runoff and wind-driven salt spray can damage external plumbing, downpipes and stormwater systems. We’re on hand after severe weather to respond to storm-related plumbing issues across the suburb.
Hidden Leaks from Corroded Coastal Pipework
In Bronte, corrosion is sometimes a leak that develops slowly before a complete rupture. The source of running water you can hear but cannot see, or a water bill that jumped for no clear reason, often comes from a pinhole leak in corroded copper or galvanised pipe inside a wall or under a suspended floor. We use acoustic detection and thermal imaging to locate hidden leaks, without needing to damage the valuable interior of the building.
Why Bronte’s Plumbing Is Different
Bronte is a steep beachside valley with a changing housing mix and a famous catchment, which makes it a singular spot on the Eastern Beaches, with plumbing issues unique to the area.
The Bronte Gully: A Natural Stormwater Catchment
Bronte is defined by its gully, a steep wooded valley that slopes down to the beach in front of houses on either side. The valley, or gully, or dell as it’s been known over the years, is historically known as Ebsworth Glen, or ‘the gully’ to the locals. This isn’t just a picture, it’s the suburb’s natural drainage system. Water from the whole surrounding catchment is channelled down through the valley to Bronte beach. For plumbing, that means properties on the valley floor and lower slopes are genuinely under pressure from stormwater and drainage during heavy rain, and the steep gradients move the water quickly. Resolving drainage and flooding issues here calls for an understanding of how stormwater behaves in this catchment.
Houses Built on the Old Bronte Tip
Some parts of Bronte have an unusual ground story. In the past, construction waste from houses all over the eastern suburbs was dumped in the gully. Some houses, particularly on the southern side of streets near the gully, are actually built on the site of the old dump. This filled, made ground can experience unpredictable movement, filling and settlement below ground, which can stress underground plumbing and drainage over time. It’s a real and local feature of some Bronte blocks, and it matters for how pipes laid in that ground perform.
Steep Beachside Topography
Bronte’s houses step down the steep walls of the valley and surrounding hills as they descend towards the beach. This steepness shapes plumbing everywhere: drainage follows large level changes, higher properties collect runoff from those below, and excavation is more challenging on steep blocks. Where digging on a steep block isn’t feasible, pipe relining may be the better course of repair.
Salt-Laden Beachside Air & Corrosion
Bronte’s coastal location exposes plumbing to salt, which creates frequent challenges. Salt corrodes metal pipes, fittings, hot water tanks, valves and connections. Decades of salt exposure have been a constant problem for copper and galvanised systems in a suburb where much of the original housing is in its 80th to 100th year.
Transforming Housing Stock
Bronte is changing its housing stock at a fast pace. It once had small workers’ cottages, but now holds one of the most sought-after addresses in Sydney, with median house prices above $5 million. Major renovations and knockdown rebuilds run through the suburb, and it’s a fusion of original period houses, mid-century apartments and brand new architecture, all with varying plumbing standards and challenges.
Heritage Beach & Coastal Infrastructure
The heritage Bronte Baths ocean pool was built in 1887 (one of Sydney’s oldest), and the area includes the historic Bronte House, built by Robert Lowe. The Bronte Surf Life Saving Club says it is one of the oldest in the world. We respect the heritage character of the suburb and its coastal setting.
What to Do in the First Five Minutes
Turn off the water at the main
In Bronte it’s usually at the meter on the front boundary. In an older house the valve may be corroded or hard to turn, so always know where it is, and that it turns, before you need it.
Switch off the electricity
if you can do it without coming into contact with water in the affected area.
Open a tap near the affected area
once the main is off, to release pressure and slow the flow.
In heavy rain, in the gully or on a lower slope, watch for stormwater
Water flows rapidly downhill here, so protect lower rooms and clear external drains if it’s safe.
Photograph and video the source and the damage
for insurance, particularly for a renovated or heritage interior.
