Sydney’s Eastern Suburbs is not a monolith, it’s a patchwork. According to the 2021 census, there are approximately 261,410 people (a 10% increase from around 249,500 ten years ago) living in the region (the Woollahra, Waverley and Randwick council areas). It goes from the South Head peninsula at Watsons Bay in the north, around the foreshore of the harbour, and all the way down the ocean coastline to Bondi, Bronte and Coogee and to Botany Bay. There’s an extraordinary variety of housing (and an extraordinary variety of plumbing issues) within that arc.
When it comes to emergency plumbing here, that diversity is the whole story. A leak in a 1920s mansion along the harbourside in Rose Bay is a different sort of problem to a leak running down the party wall of a Victorian terrace in Paddington, or a salt-corroded fitting that has broken in a beachfront flat in Bondi, to take a few examples. Common Emergencies Across the Eastern Suburbs
The region’s variety means the emergencies vary too. These are the most common, and where they are found.
Burst Pipes in Older Homes
Homes from the 1880s to the 1920s abound in the harbour and inner-east suburbs, including Paddington terraces, Rose Bay and Woollahra period houses, and Centennial Park’s grand Federation homes. Their original galvanised and early copper pipework is now 100 years old and failing without notice. We find and fix hidden leaks, without damaging historic features.
Cascade Damage in Apartments
One particular emergency in apartment-dense suburbs such as Edgecliff, Bondi, Rushcutters Bay and Coogee is a burst high up in a block, which runs down through the slab to the units below. Often it’s only detected when a lower unit spots the damage, by which point multiple apartments are involved. We isolate the water and trace the source of the damage.
Burst Flexi Hoses
This is the most frequent flood we attend anywhere in the area. The braided hoses under sinks and behind toilets can burst after 5-10 years (or sooner in the salt air near the coast), releasing 1,500 litres an hour. That rains down on the floor below in an apartment, or through the floors of a house.
Salt-Corroded Failures
From the harbour suburbs to the ocean beaches, the whole eastern seaboard is washed by salt air, which hastens the corrosion of hot water systems, fittings and hoses. Beachside and harbourside suburbs see a higher number of “it failed out of nowhere” emergencies, as coastal failures are often unexpected.
Blocked Drains and Backups
Blocked drains come in many shapes and sizes in the region, from tree roots in the leafy streets, to shared stacks in apartment blocks, to groundwater on low-lying reclaimed land. A backed-up sewer is always an emergency, particularly in a ground-floor unit. We clear it and camera inspect to find the true cause.
Gas Leaks
A large number of Eastern Suburbs homes and apartments are on gas, frequently in conjunction with old pipework. A leak in a sealed home or unit is very hazardous. If the smell is rotten eggs, shut off the gas at the meter, ventilate, don’t touch any switches, and leave. Our licensed gas fitters carry detection and isolation tools to find and fix leaks safely.

What to Do in an Emergency, Wherever You Are
The first few minutes matter, whether it’s a house on the clifftops or a flat on the ground floor.
✅ Do These Things Immediately
- Turn off the water. Know where your stopcock or isolation valve is before you need it: at the front boundary, under the sink or in a laundry cupboard.
- If gas: turn off, ventilate, leave. No switches, no flames, no exhaust fans.
- If it’s an apartment, warn the neighbours below. Water flows downwards through the building.
- Protect what you can. Move valuables and furniture, especially heritage timber, off wet floors.
- Photograph everything before cleaning up for your insurer and your strata or landlord.

❌ Avoid These Mistakes
- Don’t tape a broken pipe. The patch won’t hold under mains pressure, and you just buy hours of water damage.
- Never pour chemicals down a clogged drain. They cause leaks in older pipework and won’t move roots or a structural blockage.
- Don’t start opening up heritage walls. Have a plumber pinpoint the leak accurately first.
- Sort out who’s responsible early, but not first. Stop the damage now; work out strata or landlord afterwards.
- Don’t ignore a faint gas odour. Gas accumulates rapidly in a sealed home. Act on it.
Renting in the Eastern Suburbs? Know Your Rights

NSW tenancy law says the landlord is responsible for repairs when they are “urgent” (such as burst pipes, serious leaks, blocked or broken toilets, or gas leaks).
