What to Do Right Now in an Emergency

Water spreads quickly in large family homes, so the first few minutes are critical.

✅ Do These Things Immediately

  • Shut off the water at the main shut-off. The stopcock is likely to be located near the front boundary or near the water meter in a Western Sydney house. Find and test it before you use it.
  • In case of gas leaks: turn off, ventilate, and evacuate. No switches, no flames, no exhaust fans. Gas pooling can be a serious hazard in a closed up and air-conditioned house.
  • Do what you can to preserve. Remove valuables and furniture from wet floors and place towels to prevent water from wicking up into the floor.
  • If the leak is suspected to be a slab leak, note any warm area in the home or on the floor, or if the water bill suddenly goes up, for the plumber.
  • Photograph everything before cleaning up, for your insurer.

  • Never tape a broken pipe. The patch doesn’t work under mains pressure and the result is only hours of water damage.
  • Do not put up with a small, chronic leak. In reactive clay, a small leak can have a big effect, as it can super-saturate the ground under your slab, which causes heaving and damaging cracks in the slab.
  • Never pour chemicals down a clogged drain. They will eat away the old pipes and will not budge a clay cracked or root-clogged pipe.
  • Prevent any water from collecting against the foundation. The moisture and water pooling there is what causes the clay to move and damage pipes and slabs.
  • Don’t dismiss a subtle gas odour. Gas accumulates rapidly in a tightly sealed house. Act on it.

Summer Heat and Your Plumbing in the West y

Without the ocean breeze, the weather is hotter in Western Sydney than on the coast: Summer days regularly soar over 40°C in Penrith, Liverpool and the outer suburbs, much hotter than the eastern suburbs. Heat is hard on plumbing. It hardens and shrinks the reactive clay and triggers a violent swelling effect when storms occur during the summer, the worst time for piping to swell. All sun-exposed pipework, hot water systems and fittings are also put under pressure during periods of extreme heat. The real life implication: Clay-movement pipe failures tend to happen most often in the west during late summer and the transition to autumn. Why Reactive Clay Is Hard on Western Sydney Pipes

When it comes to plumbing in the west, one thing to take away is that the ground moves. The majority of Western Sydney is built on the Cumberland Plain which has a high reactivity clay (around “H” on the engineers scale, which means that a lot of it expands and contracts with moisture).

Clays dry out in hot western summers and shrink, creating cracks and spaces in the ground. As soon as the rain falls it really begins to pound. It is a push and pull that goes on year after year with all things that are buried in the soil. Pipes with rigid pipe joints tend to crack. The fall of drains is lost and the drains shift. Supply pipes are pulled until cut. It’s a steady stressor that is not experienced by homes built on coastal sandstone.

There is also a feedback mechanism: if there is a little leak in a section of the soil, then this soil becomes super-saturated and the clay becomes reactive, causing the soil to swell unevenly and increasing the stress on the pipes and the slab and footings even more. It’s for this reason that even a minor leak, if left untreated, can cause ground movement that can become a much larger and more costly issue in the west.

New Estates and Old Suburbs: Two Different Jobs

Western Sydney is a highly dynamic region and has a mix of two distinct types of housing, with two distinct types of emergencies.

Homes in the new growth estates are new, built on concrete slabs and have modern pipework. Expect problems with slabs, settlement of recently disturbed ground, failed fittings and flexi hoses, and early failures due to the reaction of clay in pipelines laid just a few years ago. These are large family residences and a leak may impact a large amount of floor space.

The houses in the established suburbs (Mount Druitt, Blacktown, older Penrith and Liverpool, Fairfield) are of the post-war era and have been flexing in response to the reactive ground for 50 or 60 years.
