We are called in the middle of the night, when taps are dripping and we are called in the morning, with gas leaking and the homeowner saying “we’ll wait and see.” One of those is an emergency. The other isn’t. How to spot the difference, and why it’s important to you and your bank account!

Did you know that most plumbing sites would not tell you that not all plumbing issues have to be managed by a plumbing in an emergency? Some problems appear to be scary, yet can be safely postponed until during business hours. Some appear like nothing, and suddenly become a 5-figure insurance claim. Knowing which is which gives you an advantage in not over-paying for an after hours call-out you probably didn’t need, or in not sleeping through a situation which is soaking your floor-joists because it will be fine till Tuesday.

I have been out on emergency call out for so long in the Eastern Suburbs of Sydney that I have seen both issues occur on a frequent basis. Now, on to the real-world application plan: when someone whether well-meaning or ill-meaning calls Us in a panic.

The "Drop Everything" Emergencies

A licensed plumber’s services are required in these situations at an urgent time. Not tomorrow. No, not after dinner. Now.

Gas leaks

This is the most serious plumbing issue you can experience if you get the smell from natural gas (rotten egg gas) or hear hissing coming from a gas fitting. Gas can build up in closed pockets and get to ignition levels quicker than most are aware. Shut off the gas meter, leave the area, open doors and windows, do not handle any light switches or electrical appliances and call from a distance. A leak must be detected and an individual leak needs to be isolated before anyone is permitted to re-enter the building. This requires a licensed gas fitter and gas leak detection equipment.

This isn’t something to be taken lightly. Not for an hour. Not when you “air the place out.” People can die from gas leaks. Call immediately.

Burst pipes or large water leaks

If your pipe has been actively squirting water, whether it’s a broken copper wall water supply pipe or a broken flexi hose underneath your kitchen sink, or maybe a broken joint over the hot water system, it needs immediate attention. It’s not the broken pipe causing the damage. What the water does to your home while you’re waiting is damage.

๐Ÿ“Š Allianz Home Insurance recorded almost 29,000 burst pipe claims between January 2024 and June 2025. A 1,500 litres of water a minute from a single burst flexi hose is enough to flood a floor and penetrate onto a lower floor in an apartment building, and cause warping in timber framing within an hour. The average cost for water damage claims has risen from $17,627 to $30,361, and claims are up 72% at Chubb Insurance, recently.

The first thing you should do: locate the main water shut-off valve and close it. It’s typically close to the water meter towards the front property line in a house. In an apartment, look under the sink in the kitchen or utility cupboard. When the water is shut off, give an emergency plumber a call. Next, take pictures of everything before you begin the cleanup process; your insurance company will need those initial images.

Overflows of building sewerage systems

There is a sewage backup in a floor drain, shower base or from your toilet and the water is not subsiding, this is a serious emergency. Biological hazard: raw sewage. It’s filled with bacteria, viruses, and parasites that can be a serious health hazard, especially to young children, adults with weak immune systems and elderly. Do not attempt to plunge or to chemically treat it. Use no water in the home, contact a qualified plumber and remove any pets and other occupants from the area.

Complete loss of water supply

If you have confirmed with neighbors that it’s not a Sydney Water outage (check the app or call 13 20 90) and there is no water at your property, then something is wrong with your water supply line. This may be due to a ruptured main between the meter and the home, a failed isolation valve or a frozen pipe (rare in Sydney due to the climate). Without water there is no washroom, no preparing food and no protection against fire in your internal water systems. That’s an emergency.

The "Urgent But Not 2 AM" Situations

These type need a plumber soon – preferably today, but not necessarily an after hours callout.

A small leak that you’ve been using a bucket to capture a leak under the sink

Troublesome non-slashing faucets outdoors

If the pressure is below the normal limits but not zero.

Slow draining toilet water arises from a clog in the pipe.

If the water is draining, just slowly, it’s likely that you have a partial obstruction that a plumber can clear up during his business hours tomorrow. If it is dripping, place a bucket under the failed fixture, do not flush the drain much and make a same day appointment as soon as possible in the morning. Until the drain completely backs up and waste begins backing up into the home, this isn’t an emergency.

No hot water

This one is dependent on how your family lives. Hot water is inconvenient, but it’s not dangerous to a healthy adult who can boil a kettle, so no harm in holding her down for the night. If you have a family member who has been born recently, is elderly or is sick, it’s more of an emergency and would merit a same day phone call. Be guided by common sense with regard to the number of people in the house and their needs.

Constantly running toilet

Toilet overflowing into the cistern(s) = Water and money loss but not urgent. The valve in the cistern is not closing and water is constantly running through the cistern. Temporary relief is usually obtained by turning the isolation tap that is located directly behind the toilet, clockwise until it stops. Then schedule a plumber for a cistern repair at regular time periods.

The Grey Zone: Situations That Escalate

There are some plumbing issues that fall within a grey area. Right now they are not emergencies, but with neglect they will be.

There is a little hole in the roof of the house. If the dripping is slow, place a bucket underneath, and then seek out the origin and get in touch with the plumber for the soonest possible appointment. However, if the ceiling is sagging or bulging it means that water has been pooled up above and the plaster might be on the verge of cracking. THAT’S AN EMERGENCY – get everyone out from under it and call right away!

A toilet that’s overflowing after one flush. If it does overflow once and stops, likely there is a partial blockage that you can clear tomorrow. Leaky hot water system from the base. If from a slow weep you have caught early you can stop water supply to the slow weep and arrange a replacement within a day or two. If it is a continuous flow and the system is inside the building (above wooden flooring, near electrical outlets or in a cupboard above completed space), shut off the water and call now.

The Real Cost of Getting It Wrong

After hours, emergency plumbers charge an additional premium for services provided, such as a dripping tap at 2 am, which would be considerably less at 9 am. That’s a loss of resources, but isn’t harmful.”

It’s the completely opposite and more expensive error: ignoring a problem that’s causing damage to your property. Every hour counts when it comes to water damage. What’s easy to fix one night becomes warped wood flooring, wet plaster and a mould removal project the next morning.

๐Ÿ’ฐ According to a Water Damage Report by QBE Insurance, 77% of water damage incidents occur when an individual is at home. Damage is not occurring because nobody is there; it is occurring because someone who has noticed the slow leak or funny sound thinks that it can wait. But according to Suncorp Insurance, the average cost of a claim caused by a burst flexi hose is more than $27,500, with the costs of the incident even greater when the hose bursts while the home is empty.

Take home message: Call now if water is running freely. If you can contain it, call in the morning then. Call immediately if it involves gas – anytime of the day.

What to Do While You Wait for the Emergency Plumber

You’ve determined it’s a genuine emergency. You have phoned a plumber. What to do between calling and knocking the door.

In the event of water emergencies: Valve main at the water shut-off. Relocate furniture, rugs and electronics, away from water. Clean up as much as possible, mop or towel. To promote air circulation, open all your inside doors. Photography documentation of the damage; wide shots and close-ups. If you live in an apartment/flat, alert your lower neighbour.

In case of a gas emergency: Valve off the gas meter. Open all doors and windows. Avoid turning on any of the switches. Get out of the building and place calls from outside. Stay out until a licensed gas plumber gives the OK to re-enter.

In the case of sewage backup: Cease to use any water at home. Avoid contact with children and pets in the affected area. Avoid cleaning up the sewage on your own once the drain is open and the cause of the backup has been identified, because stirring up the water would cause water to reach more areas.

One Last Thing: Know Where Your Shut-Off Valve Is Before You Need It

This is the only thing you can do at this moment to be ready for the following future plumbing emergency. Locate the main water shut-off valve. This is usually a lever or tap that is located close to the water meter in front of the house. In an apartment, check in the kitchen sink cabinet, in the laundry cabinet or in a common utility area along the hallway.

Rotate clockwise to close; counter clockwise to open. Try it out to ensure it does work. Stiff, corroded or unresponsive valves should be proactively replaced, by a plumber. Finding and testing your shut-off may take about 30 seconds, but it can save you thousands of dollars in water damage if a pipe busts at midnight.
