Coogee is eight kilometres away, two square kilometres in area and is crowded with approximately 14,600 people. It is one of the most densely populated beachside suburbs in Sydney since the 1930s when apartment building boomed following the linking of Coogee and the city in 1902 by electric trams. Nowadays the streets between Coogee Bay Road and the ocean are lined with apartment buildings of every decade since then, each with its own choice of pipes, its own layout foibles, and its own failure modes.
But Coogee is more than residential. Coogee Bay Hotel, Coogee pavilion, dozens of cafes, restaurants, and bars are a hectic hospitality area of the beachfront strip and Coogee Bay Road. Such businesses load heavy loads in commercial drains that do not occur in residential systems. A malfunctioning of a kitchen grease tank in a busy restaurant during a Friday night is not merely a nuisance, it halts business.
Next is the renter factor. Coogee has more than 55 per cent of properties that are being rented. That is a great number of tenants who might be unfamiliar with the location of the main shut-off valve, lack any association with a plumber, and are unsure whether a burst pipe is their issue or the landlord’s. When an emergency befalls a rented apartment, it complicates the stressful situation.
It is all based on a drainage system that Randwick Council recognises as having been constructed largely during the 1950s and 1960s. The Coogee Bay catchment is 2.9 square kilometres formally studied and mapped by the council and drains into the beach. When it pours, the streets of the system are not in a position to cope and the low lying streets behind the bay are the initial ones to fill up. This is not the first time that we have been dealing with emergency call-outs in Coogee, so we are quite familiar with the terrain, the type of buildings and the pressure points. When something is wrong here we fly there and rectify it.
Of Coogee properties are rented, tenants tend to have emergency plumbing without knowing where to turn off their valve, and who to hold accountable.

The combination of apartment buildings, rentals, hospitality facilities, and exposure to the sea in Coogee establishes a particular emergency situation. This is what we see the most.
Coogee has apartment constructions dating back to the 1930s, 1950s, 1970s, and each decade after that. The older blocks are supplied by copper and galvanised steel supply line which wears out over decades. In a multi storey building, when a joint gives way, the water leaks down through holes in the ceiling, and into the unit underneath before anybody can get to the isolation valve. We find the break, isolate the supply, and repair or replace the section, and inspect adjoining joints to determine they are next.
The hospitality precinct of Coogee, which includes Coogee Bay Hotel, Coogee pavilion and the cafes along the Coogee bay road and the Arden street impose enormous loads on commercial drainage. In the case of overfilling a grease trap or a kitchen drain clogging during a busy day, the business cannot run. We are as responsive to commercial drain emergencies as residential ones, since a Saturday night shutdown costs the owner thousands.
In apartment buildings that have a common sewer stack, the waste on each floor in each unit is transported via a single common sewer stack. In a suburb where more than a half of the population rents, not all people are aware of the fact that wet wipes cannot be disintegrated within the system. The compounding effect on a common stack is a plug that is thick that holds up sewage through the ground-floor drains. We jet blast the stack and camera-check that it is flowing and then we leave.
Gas meters on the outside walls in the streets of Coogee are constantly bombarded with salt air. Connection is more eroded than in sheltered inland suburbia. Once corrosion has finally found its way through a fitting, the gas will escape and in a high-rise apartment block, the gas may spread through the wall cavities into the adjacent units. Coogee has more than 55 per cent of homes that are rented. It is unlikely that tenants would consider the braided flexi hose connected to the kitchen sink and the toilet, until one of them fails. Even with a ruptured flexi hose in an empty apartment, a 1,500 litres per hour can fill the apartment before the tenant returns to work. According to QBE Insurance statistics, flexi hoses have the highest number of claims in Australia with internal water damage. By changing them after five or seven years, the emergency is prevented.
The Coogee Bay catchment area of 2.9 square kilometres flows to the beach. When the rain is heavy, the trunk drainage system cannot cope and the water accumulates in the low streets at the back of the bay. When the storm strikes, the private stormwater drains, grated pits, downpipe connections, subsurface drains, of your property are partially blocked, you are the one who is flooded. In Coogee, your landlord usually insures the structure against sudden water damage, in the event of a rent. You can only be covered when you have contents insurance and the majority of renters do not. When a bursting pipe or flexi hose dips your apartment, your furniture, electronics and clothing are not covered by the landlord policy. Begin with the residential buildings. Coogee Bay Road, Brook Street, and Arden Street as well as the blocks leading up to Carrington Road are packed with apartment buildings of almost a century of construction. An employment in a 1930s art deco block involves the employment of glazed earthenware or early clay waste pipes and cement-jointed connections. A work in a 1960s walk-up entails cast iron stacks and terracotta underground sewers. An office in a structure of the 2000s implies PVC all around but possibly complicated internal layouts. We estimate the age of the building before we get there and devise how to go about it.
Then there is the commercial aspect. The hotel strip on the beach creates another type of emergency altogether. A commercial drain blocked in the middle of service is not something that can be postponed till Monday. A commercial kitchen gas leak must be evacuated immediately. Coogee may be a tight access. The landscape includes narrow side passages, shared courtyards, low clearance car parks and buildings that lack service lifts. None of this makes us go any slower since we have already taken this into consideration before we go.
And the salt. All of Coogee is within two kilometres of the Tasman Sea. Gas fittings, bare pipe joints, hot water facilities on balconies, copper connections in semi-outdoor risers, all of it corrodes quicker here than in the suburbs some few kilometres inland. Where failures due to corrosion occur, they are likely to occur abruptly. A suitable appearance can be superficially rusty on the surface of a fitting underneath which is paper-thin. When carrying out emergency repairs, we always inspect other connections nearby to the same degradation.

When you next get your plumber to inspect your flexi hoses, inquire of your plumber to inspect your flexi hoses when you are a landlord with an investment property at Coogee. As a tenant, you can spend ten seconds checking under the kitchen sink and behind the toilet. In case the hoses appear swollen, cracks, discoloured or rusty at the links, inform your landlord. It is a 10 minutes deductible that averts a five-figure insurance claim.
Operating a cafe or restaurant in Coogee has your plumbing working harder than it will ever do in a residential setup. Commercial kitchen drains are required to hold amounts of grease, food waste and cleaning chemicals that household pipes would clog in a week. Grease taps should be taken care of not when they are full.
When a commercial drain overflows during service, the consequences are instant: health and safety hazard, lost income, possible council inspection problems, and customer complaints.
